1. Concrete
□ Demand trend
○ The general perception of domestic cement and ready-mixed concrete industry in Malaysia are overcapacity with intense competition.
○ Cemex Malaysia country director Mr Fikry El-Kaissouni acknowledges that there is unlikely a spike up on the demand for cement or a quantum jump on ready-mixed concrete consumption. However, he statedthere has been steady growth in the Malaysian construction market which gives comfort to large companies like Cemex to enter the market.
○ According to Department of Statistics Malaysia, the total value of construction work done in the first quarter 2013 recorded a decrease of 5.4% quarter-on-quarter to RM 21.0 billion. However, the percentage change year-on-year showed a significant growth of 18.4%.

○ Besides, industry analysts forecast the construction sector is poised to pick up pace with new rollout of projects after Barisan Nasional(BN) was returned to power in the 13th General Election on 5th May 2013. This agreed by the Head of Commercial Cemex Malaysia, Mr Cheong Wai Sun. He stated the demand for ready-mixed concrete is growing and back to normal after the election due to the increase in number of projects.
○ These include the expansion of the MRT(Line 2 and Line 3), LRT as well as the double-tracking and the KTMB Commuter railways; build the KL-Singapore High-Speed Rail; upgrade the existing North-South Expressway and the East Coast Highway; construct the West Coast Highway and the 2,300㎞ Pan-Borneo Highway and more affordable houses.
○ Therefore, implementation of major infrastructure projects will provide long-term volume visibility and sustain the demand for both cement and ready-mixed concrete.
□ Production capacity
○ In term of capacity, Cemex Malaysia stated there was no issue for manufacturing capacity. While the delivery capacity is an issue such as labour issue due to the difficulty to get the drivers.
○ Below are the constructions and cement production and consumption data in Malaysia from Business Monitor International. The data for production of ready mixed concrete in Malaysia is not available.

□ Market condition (Competition state, Price fluctuation)
○ Industry players are operating in a competitive environment with thin profit margin.
○ According to Head of Commercial Cemex Malaysia, Mr Cheong Wai Sun, there are about 1,000 ready-mixed plants in Peninsular Malaysia.
○ Cemex Malaysia country director Mr Fikry El-Kaissouni mentioned the profit margin in cement is relatively more comfortable than concrete products. In the concrete product segment, it is more competitive. Even when the player has the price at premium, it is not significant number. Therefore, Cemex Malaysia play ‘on value versus volume’ and go after customer that want value, hence giving the company a comfortable margin.
○ As cement is needed in big portion to produce the concrete, the increase in cement price by RM1 per 50㎏ pack and RM 20 per metric tonne on 1st August 2012 by major market player has given significant impact of the variable cost.
□ Major companies
○ Buildcon Concrete Sdn Bhd
- Buildcon Concrete is the largest ready-mixed concrete player in Malaysia with annual production of over 3.5 million cubic metres of concrete.
- It is the subsidiary of YTL Cement Berhad which comprised of the companies Buildcon Concrete Sdn Bhd, C.I. Readymix Sdn Bhd and Buildcon-Cimaco Concrete Sdn Bhd.
- Established on 12 Aug 1996, the concrete division has over 50 batching plants and 700 mixer trucks currently.
- Buildcon is also have international operations and it completed the Resorts World Sentosa integrated resort project in Singapore in 2007.

○ Below are the prices for ready-mixed concrete deliver within Kuala Lumpur area based on Lafarge standard mix design. According to Regional Head of Lafarge Concrete (Malaysia) Sdn Bhd; Mr Lim Chee Kiong, Lafarge supplies ready mixed concrete to Korean companies such as Ssanyong and Daewoo. However, the prices for ready-mixed concrete are normally based on consultant specification, project and location.
○ Department of Statistics does not have the average price per regions for ready-mixed concrete. It has provided the price of cement, sand and aggregates at the later section of this report.

□ Contract type
○ There are two types of ready-mixed concrete plants in Malaysia namely commercial plant and project plant.
○ The main plant is Commercial plant which is established in specific area and then carries the ready-mixed concrete to the site.
○ While project plant is established at the project site.
○ From the 1,000 ready-mixed plants in Peninsular Malaysia, there are more commercial plants compared to project plants in Malaysia.

○ According to Department of Statistics, prices are reported according to regions in Peninsular Malaysia, Sabah and Sarawak as follows:
- North = Perlis, Kedah, Pulau Pinang and Perak states
- Central = Wilayah Persekutuan Kuala Lumpur, Melaka,
- Negeri Sembilan, Selangor and Johor states
- East = Pahang, Terengganu and Kelantan states
- Sabah = Kota Kinabalu, Sandakan and Tawau cities
- Sarawak = Kuching, Sibu and Miri cities
